Picking the Best Comparables Diane Tuman, Zillow Blog
When you are ready to write an offer – part of the formula when creating a competitive bid is to pick the best comparables. This requires looking at least 2-3 homes that have sold in the recent 3-6 months. It is also critical to note the nuances between the home you are interested in offering versus the details of recently sold homes. What’s the condition of the home? What about that bonus room? How is the layout?
Is the Housing Sector Doomed Once Interest Rates Start Rising?
If the Federal Reserve were to begin raising interest rates – how would the real estate market respond? Three analysts give their responses to this question ranging from – no there will be little impact to – yes it could impact the more expensive homes, to yes the inventory could slow down further as potential sellers may not want to buy another home with a potentially higher rate.
This month, I had the true pleasure of representing this Tudor home in the Bella Vista neighborhood of Oakland. It was featured in SFGate! Go Oakland. What made this home grand was not only its beautiful original built ins, and well kept details – but the fact that it was set in from the street with a backyard. It truly is the kind of home one wants to live in and create many memories.
Revival of the Kaiser Convention Center Through Crowdfunding
This 1914 Beaux-Arts building formerly known as the Oakland Civic Auditorium will be revived in the next few years. It will be developed by the Emeryville based group – Orton Developer and financed through crowdfunding via Fundrise. A few ideas being kicked around include – creating tech office spaces as well as spaces for the community to congregate via a brewery. Keep it coming Oakland. The energy around the Lake has been on the up and up.
For five years now, I have called Alameda my home – my oasis. Every time I pass through the tunnel or green bridge, I feel a sense of comfort and retreat. I enjoy the walk-ability of the streets and the small destinations such as the parks sprinkled around the island. Here are a few favorites I would like to share.
Lincoln Park is guarded by Gothic iron wrought gates -established in 1908 – this park was the burial ground to more than 450 Native Americans. Despite its past usage, it really is a great little park with Oak trees, Oak trees and more Oak trees.
This 3.45 acres expansive park makes it the perfect space to run barefoot. I dream of the days when the grass used to be green and lush. It has become my place to enjoy an al fresco drink while admiring the beautifully aged Del Monte Cannery with the Oakland hills in the distance.
Franklin Park (Gold Coast)
This little park is a gem surrounded by the mansions of Alameda’s Gold Coast neighborhood where turn of the century wealthy San Franciscans built their summer homes. It provides a shady peaceful retreat covered by Cedar and Auracaria trees. It’s kind of wonderful.
I am thankful for beautiful cloudy skies that graced San Francisco this past July 26th – I could not have asked for better weather conditions for my first marathon. I am grateful to the staff at Pagano’s Hardware who have always been a resource to my light switch and door knob questions. Thank you Tai Lopez for inspiring me with phrases like “the more learn more you earn”
