20 Hottest Real Estate Markets in 2016
According to Realtor.com — 12 of the hottest 20 markets in the US are here in California and the top 2 are right in the Bay Area. Guess which city took the number one spot? San Francisco . This study is based on each market’s aggregated listing views and average days on the market.
Across the bridge, in the East Bay real estate trenches – I can indeed vouch for the fact that there are many buyers and limited real estate inventory. Many listings are stillgetting multiple offers. 2016 is off to a strong start.
I have been binge watching videos from the Youtube channel – School of Life. Check out this thought provocative episode about what makes an attractive city. Cities that come to mind are Paris, San Francisco, and Rome…
My favorite qualities of an attractive city are: buildings with order and variety, visible life, big boulevards & small back streets to help create mystery and variety.
I recognize these are ideals and can be a challenge to implement. I like to see it as food for thought. It helps me regain appreciation for parts of the East Bay that embody these qualities.
Uptown On The Rise
A few weeks before Christmas a one bedroom condo in the Oakland Uptown came on the market at $399,000. This 2005 built condo has an exceedingly efficient floor plan. It is a 650 square foot one bedroom with plenty of light with views of the Oakland hills with a sweet office nook. There were 13 offers – the final price was 22% above asking at $487,000 with strong terms. Contrast these results with a similar unit in the building that listed one month prior had an asking price of $405,000 and ended up going for $415,000 – i.e. 2% above asking.
Two lessons can be learned here. First, the December was marketed much better than then prior listing. Second, I believe it has taken some time for the Uber news to gain traction for the market.
It is becoming evident that the Oakland Uptown area is on the rise. Across the way from this particular condo building is the New Parkway, the new Hive area (including: Drake’s Dealership and Calavera), .4 miles from 19th street Bart, and .6 miles from Lake Merritt.
Smoking Speed In Austin
This newsletter is a bit late due to a trip that Phil and I took to Austin for the annual February half-marathon/marathon race. We were graciously hosted by our friends, Genevieve and North. The days preceding the race were spent eating Franklin BBQ, breakfast tacos, and drinking Austonian beverages.
The rolling hills of the race course in and around Downtown Austin were balanced out by the kind overcast weather. I met expectations and had some gas in the tank to give it my all towards the finish line despite an untied shoe.
The point of this story is not to talk about my race pace – rather it is a short sweet story about how things can happen quickly at the right place and time.
Our friend and host – North had been looking to purchase a home in Austin for over a year. The day we arrived to town was the day he found a listing in the Rosedale neighborhood. I texted my friend and client – Travis who grew up in Texas and asked if he by chance knew of any excellent realtors in Austin. He quickly asked his dear friend Emily – she gave us two names.
In short, things worked like magic with lightening speed.
My knowledge of Austin real estate (admittedly, null) were no match to Meghan Matta’s local expertise in the Austin area. Meghan was completely informative and responsive – these traits are so necessary when you are looking for an amazing realtor. These qualities combined with her depth of experience in the market, and knowledge of standard practices in the area led to lightening speed results. She made it happen.
Lesson learned – when you are looking to buy or sell real estate it is mission critical to look for an agent that has insight into the market and is stellar service skills. As we boarded our plan back to Oakland – we got a text from North letting us know he just got into contract!
Congrats North for getting into contract in Austin! Thank you Travis, Emily, and Meghan for making things happen. Moments like these remind of how interdependent we are on each other.
