Is There A Seasonality to the East Bay Market?

Not really.

I get this question a lot from Buyers and Sellers. Above are pie charts in the city of Berkeley showing home closings in 2017 and 2015. Take note that closings are a bit tricky as it can take up to 30 days for a home to go from pending to closed.

Based on a 5 years of data ran my East Bay Compass team (thank you Mike and Kristyn),  the closings keep at 8-11% throughout the year except for January/February - which really means that the active market really slows down in December/January. We are blessed to enjoy moderate mediterranean climate throughout the year. The big takeaway is that there tends to be very quiet in November and December as Buyers and Sellers may be occupied with the holidays and closing out the year. The summer cools out ever so slightly. The intense peaks list around May thru June.  Buyers and Sellers can take solace in knowing that the market is fairly even throughout the year.
